Eleven bedrooms, one gathering

Up to 22 guests stay across eleven individual en suite bedrooms in the Masseria and Garden Cottage. Rooms beneath farmhouse, trulli and pagliaro roofs give each part of the house its own character.

Share your group’s room preferences and children’s ages when enquiring. Interconnecting rooms can be helpful for families with younger children. Explore the bedrooms →

The Garden Cottage

The Garden Cottage

The Garden Cottage forms part of your Pistola stay. Its two en suite bedrooms, sitting room with fireplace, small kitchen and shaded terrace offer a little independence within the estate.

A secluded garden and its own plunge pool make it a peaceful retreat while keeping everyone close to the main gathering.

Spaces to spend time together

Spaces to spend time together

The main sitting room offers comfortable sofas, a bar and a games table. The barrel-vaulted Long Room brings kitchen, dining and living space together and seats 22 for dinner.

Sheltered courtyards, terraces and gardens provide further places for breakfast, lunch or an evening under the stars.

Your chef and house team

Your chef and house team

Breakfast is prepared each morning. Our chef specialises in fresh Puglian cooking, using seasonal ingredients and produce from the kitchen garden. Menus are discussed around your group’s tastes.

Daily morning housekeeping and evening turndown keep the house comfortable. The house team can help with reservations, transport and local experiences. Food, drinks and optional arrangements are charged separately; your quotation sets out the agreed service and charges.

Tennis, walks and time outdoors

The estate’s tennis court enjoys views across the valley. Ask the house team about arranging lessons. Paths through the grounds invite walks among vineyards, olive groves and woodland.

The nearby cycling route offers another way to explore the Valle d’Itria. The wider estate extends over 50 hectares, while the house has its own private gardens.

Giardini Pistola: our sister gardens

Giardini Pistola: our sister gardens

Guests can visit Giardini Pistola, our separate sister property, with four hectares of terraced gardens designed by Urquhart & Hunt, Mediterranean planting and valley views.

The Giardini and farm shop welcome public visitors and are distinct from the Masseria’s exclusive private gardens. Garden visits, farm-shop browsing and seasonal events add another pleasure to your stay. Ask the team about current opening times and guest access.

Comfort through the seasons

Masseria Pistola has state-of-the-art Carrier heat pumps for heating and cooling. In winter, underfloor heating throughout the property provides gentle, even warmth. Bedrooms have individual air conditioning for comfort during the warmer months.

Wi-Fi is distributed through the historic buildings; thick stone walls mean coverage can vary between rooms.

Spring and autumn suit walks, gardens and exploring the towns, while summer invites long afternoons around the pools. Discuss pool heating and your preferred activities when choosing dates.

Exploring Puglia

From the Canale di Pirro, discover Alberobello’s trulli, Martina Franca’s elegant streets and the hill towns of the Valle d’Itria. Fasano, Cisternino, vineyards and the Adriatic coast offer further outings.

The house team can help plan experiences around your interests. Explore the location →

Arrival and family arrangements

Ask us about airport transfers, drivers, cots, highchairs and childcare before travelling. Optional services depend on availability and may carry additional charges. Arrival directions are provided before your stay.

The historic house and grounds include steps and changes of level. Tell us about mobility or access requirements before booking so we can discuss suitable rooms and routes.

Weddings, celebrations and retreats

Courtyards, private gardens and the house offer varied spaces for a gathering that matters. Weddings and retreats require their own agreed arrangements, including spaces, services and any event charges.

The story of the house

The stone-roofed cumersa farmhouse grew around an earlier single-storey house, with trulli, a chapel and outbuildings added over time. After decades of abandonment, restoration began in 2018 and the estate welcomed guests from summer 2022.

Planning dates and prices

Pistola is rented to one group rather than by the room. Share your preferred dates, flexibility, party size and the occasion for your stay. The team will confirm availability, the applicable stay pattern and a quotation.

Your quotation sets out accommodation, service inclusions, food and beverage arrangements, optional extras, payment schedule and booking conditions. An enquiry does not reserve dates.

Before you arrive

Once booked, share arrival details, dietary needs, room preferences and any celebrations or experiences you would like us to arrange. Planning these ahead gives the team time to shape the week around your group.

Travel advisers and concierge teams are welcome to enquire with a client brief. Information for travel partners →

Who is Pistola suited to?

Pistola is a country home for an extended family holiday, a gathering of friends or a celebration with several generations together. Eleven en suite bedrooms allow up to 22 guests to share one estate, with space to gather and quieter places to retreat.

The Garden Cottage gives part of the group a little independence. Tell us about your party, children’s ages and room preferences so we can discuss how the accommodation will work for you.

Can we book an individual room?

Pistola is rented exclusively to one group. The eleven bedrooms, including the two-bedroom Garden Cottage, form part of the estate stay.

The Masseria’s private gardens and pools are for your group. Giardini Pistola is a separate sister property which welcomes visitors; it is distinct from the gardens reserved for your holiday.

Planning a stay with children

Share children’s ages and room-sharing preferences before booking. Interconnecting rooms may be helpful for younger families, while the Garden Cottage offers a separate sitting room and small kitchen. The team can discuss the arrangement that best suits your group.

Ask in advance about cots, highchairs and childcare, with availability and any additional charges confirmed before arrival. Adults should supervise children around both pools, steps and changes of level in the historic house and grounds.

Where will we eat together?

The Long Room seats 22 for dinner, bringing kitchen, dining and living space together beneath its barrel vault. Courtyards and outdoor terraces offer other settings for breakfast, a relaxed lunch or an evening meal.

Discuss menus, dietary requirements, children’s meals and any celebration with the team before arrival. Our chef’s Puglian cooking can be shaped around your group’s tastes, with food, drinks and agreed service arrangements set out in your quotation.

Ideas for a week in the Valle d’Itria

Balance days at home with a stroll among Alberobello’s trulli, a visit to Martina Franca or time exploring Cisternino. Vineyards and the countryside offer further outings, while the Adriatic coast adds a different landscape to the week.

At the estate, make time for tennis, walks among the vines and olive trees, and unhurried afternoons by the pools. A visit to the separate Giardini Pistola gardens and farm shop can be another pleasure. Ask the house team about opening times, reservations, drivers and optional local experiences.

Which season should we choose?

Summer suits long afternoons by the pools and meals outdoors. Spring and autumn offer opportunities for country walks, garden visits and exploring the towns, with time at home woven around the weather.

In winter, underfloor heating throughout makes the Masseria inviting for indoor dining and relaxed gatherings. If swimming is central to your plans in cooler months, discuss pool heating and seasonal arrangements before booking. Pool heating is available on request for an additional charge.

Explore Pistola through the seasons →

What if our preferred dates are taken?

Include alternative dates or a wider window in your enquiry. For a gathering involving several households, enquiring early gives the team more scope to discuss a week that works for everyone.

If Pistola is unavailable, ask about Masseria Petrarolo, our sister private estate near Monopoli. Its main house has nine en suite bedrooms for 18 guests, with additional accommodation available by arrangement. The team can explain the differences and check options for your group.

Can our travel adviser arrange the stay?

Luxury travel agencies, villa specialists, concierge teams and private travel assistants are welcome to enquire with a client brief. Include dates, flexibility, party size, children’s ages and room requirements, together with any accompanying staff or special arrangements.

Our travel-partner information explains how to start the conversation. Accommodation, services and any event arrangements are confirmed in the quotation and booking terms.

Information for travel partners →

What should we include in our enquiry?

Tell us your preferred dates, alternative weeks, the number of adults and children, and the occasion for your stay. Add children’s ages, bedroom preferences, dietary needs and any mobility or access requirements.

Mention transfers, a birthday dinner, local outings or other experiences you would like us to discuss. The team will check availability and prepare a quotation covering accommodation, service inclusions, food and drinks, optional extras, payment arrangements and booking conditions.
